Realizing your dream of homeownership is an exciting journey, but finalizing the mortgage process can be a bit cumbersome, particularly when it comes to the trail of seemingly endless documents you’re required to submit.
The extensive paperwork throughout the mortgage approval process is designed to ensure responsible borrowing practices. In Canada, federally registered banks, trust and loan companies are regulated by the Office of the Superintendent of Financial Institutions (OSFI). This means that your lender must adhere to OSFI’s practices and procedures guidelines when it comes to properly assessing not only mortgage qualification, but also your ability to make your monthly payments, both now and into the future.
Over the last few years, OSFI’s mortgage underwriting guidelines, known as B-20 and B-21, were strengthened to ensure that risk mitigating practices were being properly implemented by the financial institutions it regulates.
Financing your home is subject to verification of all the information you’ve provided on your mortgage application (eg, income information, employment history and credit details). Any errors or missing information will be detected during this process and can delay your approval or even lead to an outright denial of your application. Your lender must, therefore, be diligent when verifying all aspects of your mortgage application to protect themselves from liabilities, and ensure successful and stable homeownership.
As mortgage agents, it’s our job to help you navigate the homebuying process, including all of the documentation. We’ll ensure you’re fully prepared to produce the required documentation, answering all your questions along the way.
